The Anchorage Gibraltar

The Anchorage sits overlooking the historic Rosia Bay, an excellent example of how design can make the most of location, climate and historical setting. The scheme was conceived by award-winning architects Saville Jones, and developed by the Montagu Group with completion in 2010.

Its historical setting is outstanding: Rosia Bay was a deep-water harbour and of huge importance to the Royal Navy since the 18th century. It is where ships would dock in order to renew their supplies, and of special note, it is where the HMS Victory, bearing the body of Vice Admiral Horatio Nelson after his death during the Battle of Trafalgar, was towed to be repaired.

The apartments vary from ground floor garden apartments to penthouses with magnificent views over the Bay of Gibraltar, taking in the Straits and the mountain skyline of two continents, Africa and Europe. There are also townhouses and all the dwellings benefit from solar efficient design to take advantage not just of the views, but of the long hours of daylight that Gibraltar enjoys, while still retaining the thermal efficiency of the buildings.

Within the concourse of the estate, the Grand Magazine, an ammunition store dating to 1750, was retained and converted into a private gymnasium for the exclusive use of residents of The Anchorage. With bathroom facilities, showers and fully equipped including a training pool, the gym is a popular feature of The Anchorage.

The communal areas, secured by electronic gates and CCTV, also include planted areas and a landscaped children’s play area. Residents also benefit from private car parking and lockable storage units. Run by a vibrant estate management committee of residents, the estate is preparing to build an outdoor swimming pool in order to further enhance the quality of life in one of Gibraltar’s most popular residential developments.

Perfect for families, The Anchorage is located close to St Joseph’s Pre-school, First and Middle Schools. For older children, the bus stops into town and the girls’ and boys’ comprehensive schools and Gibraltar College are conveniently located just outside the entrances to the estate. Older students, and with courses available for adults, the University of Gibraltar is just a few minutes’ drive from The Anchorage.

Local facilities

While Rosia is a quiet district in the south of Gibraltar, The Anchorage is a 10-minute drive from the city centre, the commercial and financial districts, restaurants and leisure centre, the hospital and health centre and main supermarkets, although these are also readily accessible by bus from the nearby bus stops. A little closer to home, there is a supermarket and café at the New Harbours business estate just 5 minutes walk away.

Recreational activities

Gibraltar’s South District has a number of clubs and associations set in the area, including the Gibraltar Academy of Music and the Performing Arts at the nearby South Barracks and the Dolphins Youth Club.

For those with an eager outdoor nature, the open spaces of Europa Point are a couple of minutes drive away, while those of an energetic disposition will enjoy the steeper climbs towards Europa Road and the Mediterranean Steps which will take walkers to the very summit of the Rock. Beach lovers are just a short walk away from Camp Bay, with its open air swimming pool and beach, and its beach bar and restaurant. Even in winter, Camp Bay is a pleasant place for a walk and for children to let off steam in its outdoor ballpark and children’s playground.

Gibraltar is home to many sports with varied facilities at the Victoria Sports Centre to the north of the city centre but also with local venues throughout the Rock, from district football clubs, rugby clubs, tennis courts at Sandpits (just 5 minutes drive from The Anchorage), fishing associations, gymnastic and dance clubs to name but a few. And if cue sports are appealing, Gibraltar has its own snooker and pool associations, with their own venues situated at Jumpers Bastion, also within a short drive of The Anchorage. Most convenient of all, the local squash club is directly across the road from the eastern side of the estate.

The Anchorage is a 15-minute drive from Gibraltar International Airport for flights to various cities in UK including London, Manchester, Liverpool and Bristol. There are also direct flights to Morocco. The frontier with Spain and its open roads to the rest of Europe lie just beyond the airport.

The bus services are regular and include a night bus service for those wishing to linger in town and enjoy an evening at one of the many nightspots at areas such as Ocean Village, or at the theatre. The Gibraltar Taxi Association also runs a 24-hour service. For those who enjoy life on the waves, the two luxury marinas and the new, small boat berths in Mid Harbours are all within a 15-minute drive from The Anchorage.

Stunning views, high value modern homes in a historical setting, a secure estate with superb facilities for residents, and all within easy reach of a city teeming with commercial and leisure activity, all combine to make The Anchorage immensely attractive to families, individuals and property investors alike.
