The Cliftons Gibraltar

The Cliftons, an elegant development in the South District of Gibraltar, sits proud and quiet on either side of Europa Road, the main north to south route, and just a few minutes drive from the open spaces and magnificent views over the Straits of Gibraltar and towards the mountains of northern Morocco from Europa Point.

Developed in part of the site of the former Royal Naval Hospital in 2007, the developers, Taylor Woodrow (Gibraltar) Ltd. integrated with sensitivity the historic architectural features of the original building with twenty-first century luxury to create this impressive residential estate, mixing original properties with new-build houses.

The exclusive, private complex is set out in three phases: Orchid House, which includes nine apartments and two penthouses is located within part of the old military hospital on a cliff and enjoys spectacular panoramic views of the Bay of Gibraltar; Clifton Mews is set in a smaller area with 3 townhouses and a villa also set on a cliff top with breathtaking views. Developed to a luxury standard, Edward House was constructed within an Edwardian building and includes apartments, a penthouse and townhouses.

Landscaped garden areas, accessibility, private parking facilities, high quality build and a historic location with stunning views combine to give The Cliftons a unique appeal.

With its convenient and accessible location on a main road and bus route, The Cliftons is perfectly placed for families to access schools and other educational establishments. Just a few minutes drive away is St Joseph’s Pre-school, First and Middle Schools, as is the Loreto Convent School. For older children, the bus stops into town and the girls’ and boys’ comprehensive schools and Gibraltar College are conveniently located just outside the entrances to the estate. Older students, and with courses available for adults, the University of Gibraltar is just a few minutes’ drive from The Cliftons.

Local facilities

Located only a 10-minute drive from the city centre and the commercial and financial districts, restaurants and leisure centre, The Cliftons is also within easy reach of the hospital and health centre and main supermarkets, although these are also readily accessible by bus from the nearby bus stops. A little closer to home, there is a supermarket and café at the New Harbours business estate just 5 minutes drive away.

Recreational activities

Gibraltar’s South District has a number of clubs and associations set in the area, including the Gibraltar Academy of Music and the Performing Arts at the nearby South Barracks, the Dolphins Youth Club and the squash club.

For those with an eager outdoor nature, the open spaces of Europa Point are a couple of minutes drive away, while those who enjoy the challenge of hill walking will enjoy the steeper climbs towards Europa Road and the Mediterranean Steps which will take walkers to the very summit of the Rock. Also accessible for walkers is the new Windsor Suspension Bridge, and the Upper Rock Nature Reserve with attractions such as St Michael’s Cave and the Galleries.

Beach lovers are just a short drive from Camp Bay, with its open air swimming pool and beach, and its beach bar and restaurant. Even in winter, Camp Bay is a pleasant place for a walk and for children to let off steam in its outdoor ballpark and children’s playground.

Gibraltar is home to many sports. Sporting clubs abound, with various facilities at the Victoria Sports Centre to the north of the city centre and also with local venues throughout the Rock, from district football clubs, rugby clubs, tennis courts at Sandpits, fishing associations, gymnastic and dance clubs to name but a few. And if cue sports are appealing, Gibraltar has its own snooker and pool associations, with their own venues situated at Jumpers Bastion, also within a short drive of The Cliftons.

In the city centre and only 10 minutes drive from The Cliftons, the King’s Bastion Leisure Centre provides restaurants, arcades, gymnasium, ten-pin bowling and an ice-skating rink as well as a popular cinema. Also within a 10 minute drive is the Queensway Quay Marina with its quality restaurant and wine bars, while only a little further to the north of the city centre, Ocean Village provides extensive entertainment opportunities with bars, night clubs, restaurants and casinos.

The Cliftons is a 15-minute drive from Gibraltar International Airport for flights to various cities in UK including London, Manchester, Liverpool and Bristol. There are also direct flights to Morocco. The frontier with Spain and its open roads to the rest of Europe lie just beyond the airport.

The bus services are regular and include a night bus service for those wishing to linger in town and enjoy an evening at one of the many nightspots or at the theatre. The Gibraltar Taxi Association also runs a 24-hour service. For those who enjoy life on the waves, the two luxury marinas and the new, small boat berths in Mid Harbours are all within a 15-minute drive from The Cliftons.

Providing the quiet of a South District home in the shelter of the Rock with stunning cliff top views, The Cliftons is a prestigious residential estate in a historical setting within easy reach of a city teeming with commercial and leisure activity. Luxury homes in this exclusive location make The Cliftons a perfect choice for investors and homemakers alike.
